Metropolitan Areas
Atenas, San Ramon, Cartago, and Grecia are some of the more popular cities in the metropolitan area that many expats choose to live in. Atenas has some water issues so make sure you can get a water permit before you buy or build.
Pacific Southwest
Known as where the mountains meet the sea, this area offers spectacular mountain and ocean vistas in areas that contain an incredible variety of of flora and fauna. This area receives more rain than Guanacaste, so it remains more green during the dry season. There are no major airports but the costanera is a well maintained highway that is an easy commute from San Jose with beautiful sceneary. Some of the more popular beach towns include Ojochal, Domincal, and Uvita Perez Zeledon and San Vito are more inland. Prices for land and homes are cheaper inland than those near the beaches.
Caribbean
The southern Caribbean is home to a unique culture similar to many Caribbean islands. It is more laid back and offers beautiful beaches such as Cahuita, Puerto Viejo, and the Manzanillo wildlife reserve.
Pacific Northwest
Guanacaste is famous for it’s popular beaches including Playa Coco, Samara, Nosara, Tamarindo, and Flamingo, to name a few. This is an area that experiences a long hot dry season with high winds, Most of the trees lose their leaves during the season. Different cantones have water issues so do your due diligence before you buy. One of the main benefits of this area is the Liberia international airports with direct flights from many parts of the world.

It is generally recommended you spend at least one year renting in Costa Rica before you buy for several reasons. Depending on your preference for climate, you may prefer living near the ocean, enjoying the cool temperatures of the mountains, or something in between. Because of the cultural differences, you may find out that this is just not for you.

Financing Your Home in Costa Rica

Buying a vacation home with cash is a dream of many people. In fact, paying by cash used to be the only way to purchase property in Costa Rica. It remains the easiest way to secure real estate in the country, with buyers having more power to negotiate without dealing with stringent real estate financing.
However, paying cash is not always possible for many interested homebuyers. So what other options are available?

Here are three ways foreigners can finance a house in Costa Rica.

The banking system in Costa Rica can be divided into two categories: public and private banks. Public banks, those owned by the government, have been the dominant financial providers in the country for many years. Most foreigners end up dealing with either Banco Nacional or Banco de Costa Rica when seeking real estate financing from a public bank.
Private banking was not available in Costa Rica until a law change in 1996, which allowed them to accept consumer deposits. These local private banks have started aggressively offering mortgages to foreigners in the past few years.
The largest of these private banks is BAC San Jose, which is a division of BAC International. Other private banking options include Scotiabank, HSBC, and CitiBank.
While it’s possible for a foreigner to get a mortgage with a bank in Costa Rica, the process is extremely difficult and time consuming. It is likely that many banks in your country of residence offer conventional property loans because they can verify your residency status, work history and financial track record. The Costa Rican banks cannot secure home financing because they don’t have access to that information, and even if they did, they would not be able to confirm it officially and legally. The language barrier makes it even more complicated since all legal documents in Costa Rica have to be received in Spanish and translated by an official Costa Rican translator.

You may be able to negotiate with the seller to finance some of the purchase price by carrying back a promissory note. Terms are negotiable as far as the rate and terms but this could be a win win solution for the both the buyer and seller

 

If you can’t get the seller to carry back paper on the house you’re buying, your other alternative is to hook up with a private lender. They will require an evaluation of the property which the buyer would have to pay for. Some lenders will ask for income verification such as the last 12 months bank statements or proof of where the income comes from. Most private lenders will loan anywhere from 50% to 70% of the value of the property for up to 15 years, however shorter terms are much more common. Rates can range from 8 to 18% and are interest only.
